What it is short of is a tool that&#8217;s simultaneously <strong>fast, transparent about its sources, and anchored to the official dataset<\/strong>. Too many portals hand back a single number with no provenance; others expose the raw OMI data but leave the arithmetic to you.  <\/p>\n\n<p>With <strong>vale.it<\/strong> we&#8217;re trying a third path: an instant valuation, <em>built on the quotations published by OMI (Osservatorio del Mercato Immobiliare), the Real Estate Market Observatory of the Italian Revenue Agency,<\/em> with every assumption surfaced on the result page.<\/p>\n\n<h3 class=\"wp-block-heading\">How it works<\/h3>\n\n<figure class=\"gb-block-image gb-block-image-3f1029d9\"><img loading=\"lazy\" decoding=\"async\" width=\"880\" height=\"320\" class=\"gb-image gb-image-3f1029d9\" src=\"https:\/\/www.realestate.it\/wp-content\/uploads\/2026\/04\/fig2-pipeline.svg\" alt=\"\" title=\"fig2-pipeline\"><\/figure>\n\n<p>For any Italian address:<\/p>\n\n<ol class=\"wp-block-list\">\n<li><strong>OMI zone resolution.<\/strong> The address coordinates are intersected with the OMI zones of the corresponding municipality.<\/li>\n\n\n\n<li><strong>Quotation lookup.<\/strong> For the chosen property type (dwelling, shop, garage, \u2026) and condition (poor \/ normal \/ excellent), the most recent \u20ac\/m\u00b2 range is retrieved.<\/li>\n\n\n\n<li><strong>Value computation.<\/strong> <code>valore_min = OMI_min \u00d7 superficie \u00d7 \u03a0 modificatori<\/code>, and analogously <code>valore_max<\/code>.
