Why another AVM?
The Italian market isn’t short of property-valuation tools. What it is short of is a tool that’s simultaneously fast, transparent about its sources, and anchored to the official dataset. Too many portals hand back a single number with no provenance; others expose the raw OMI data but leave the arithmetic to you.
With vale.it we’re trying a third path: an instant valuation, built on the quotations published by OMI (Osservatorio del Mercato Immobiliare), the Real Estate Market Observatory of the Italian Revenue Agency, with every assumption surfaced on the result page.
How it works
For any Italian address:
- OMI zone resolution. The address coordinates are intersected with the OMI zones of the corresponding municipality.
- Quotation lookup. For the chosen property type (dwelling, shop, garage, …) and condition (poor / normal / excellent), the most recent €/m² range is retrieved.
- Value computation.
valore_min = OMI_min × superficie × Π modificatori, and analogouslyvalore_max. Modifiers are small adjustments (±2–5 %) for ground floor or no-elevator situations, applied only to residential types. - Enriched data (where available). Where we hold proprietary local-market knowledge — through partner agencies or direct observations — we substitute our own figure for the public OMI value, flagging it with an “Enriched data” badge.
Transparency by default
Every valuation shows:
- The min/max range and the mid value
- The unit price per m²
- The OMI zone used (with description)
- The reference semester (OMI quotations refresh every six months)
- Each adjustment applied, with its multiplicative factor
When the address falls near a zone boundary, we list the neighbouring zones with their distance in metres — the user can recompute against a different zone if the neighbourhood context suggests it.

If you need to share the valuation with a client or archive it in a file, one click produces a PDF report with everything above, co-branded vale.it + REALESTATE.IT.
Honest limits
vale.it produces an indicative range based on public aggregated data. It is not a formal appraisal (perizia) and doesn’t account for the specific characteristics of a single property — finishes, orientation, actual state of repair. A rigorous starting point, not a professional opinion.
